IRRIGATION STARTUP NEWS
Please do not turn on your water until notification is posted to the website that water is available for resident use. This should be around April 10. UPDATES ARE POSTED TO THE FOLLOWING WEBSITE: www.dev-services.com
> The Lakemoor Water Association has been completing system testing and flushing the past week. The Lakemoor HOA landscapers
are performing common area system testing at this time. You may see water running in common areas. This is being monitored and may be related to system flushing activity. Please do not use water during the testing period. Irrigation is managed by the Lakemoor Water Association. Water rights do not allow for access until sometime after April 1. Water will likely be available around April 15. *Townhome residents irrigation maintained by the townhome landscaper – we ask townhome residents please do not turn on nor adjust those systems.
Once the HOA has posted that irrigation water is available for resident use at www.dev-services.com, you may wish to wait an additional couple of days before opening your main valve and starting your individual irrigation system, to allow for any debris that remains in the system to be flushed out. This may reduce the impact on your individual system sprinklers. Don't forget to clean the filters on your sprinklers regularly throughout the irrigation season so that your pressure and coverage is not seriously impacted by any debris that may be in the lines. If you notice water staying on for hours or significant flooding in the common areas, please contact Alliance Management Partners Office: (208) 370-5914 | Manager Direct Line: 208-923-1187 during business hours (M-Th 9-5, F 9-3). If it is after hours and an emergency the issue may be reported to Franz Witte 208-278-2650. There will likely be some flushing activity at some main valve points by the Water Association during the testing period.
If you do not have water access at your home once it becomes available for resident use, consider checking with your neighbors to see if the issue is isolated to your property before seeking HOA/WA assistance. Many times at initial startup it is a valve or sprinkler system issue specific to a homeowner property. Periodically, there may be a community valve missed during turn on; or an area may be isolated for a repair. If you believe this may be the issue please contact management. **TOWNHOMES ONLY (Sedgebrook Lane) | LOFTS AT LAKEMOOR NO 8 HOA: after hours emergency only irrigation flooding for private yards - calls directed to Franz Witte 208.278-2650. Please remove locks from gates fully before maintenance start time and be sure you have cleaned up after and removed pets from yards.
COMMUNITY POOLS OPEN MEMORIAL WEEKEND

KEYCARDS MAY BE TESTED AT THE TENNIS COURT GATE TO ENSURE ACTIVE PRIOR TO POOL OPENING.
Contact management if you have access issues. COMMUNITY POOL OPENING INFORMATION 2025:
*If you have a key card it will be re-activated automatically. You DO NOT need to come in. IF YOU DO NOT HAVE A KEYCARD: An owner on title will need to set an appointment with Alliance Management Partners LLC (AMP) to pick-up your keycard. You will need a picture ID to pick up a keycard. If anyone other than the owner of record (on warranty deed) will be picking up the card, a signed form and copy of photo ID by the owner is required before pick-up will be allowed. If the house is rented, it will be the responsibility of the owner to provide the keycard to the renters and provide the HOA with a tenant release of liability (original signed form by all tenants 18+). Association dues must be current to use the pools. If you need to set an appointment or have any questions, please email Shurie@ampmyhoa.com, call 208-921-1187, or visit the website at www.dev-services.com for liability waiver and authorization forms. **A release of liability and assumption of risk form is required for all owners on title and tenants/non-owner occupants aged 18+.
The community needs everyone’s assistance in keeping facilities clean of trash, furniture maintained and utilized appropriately, and in following all facility rules for the safety and enjoyment by all.
**HOURS OF OPERATION. 9am-9pm. The pool area needs to be vacated by closing time. If you have not entered the pool to swim by 8:30pm please refrain from doing so to avoid staying after-hours which may result in loss of privileges.
**ROLL UMBRELLAS DOWN AFTER USE. These are very expensive to replace ($700+ each). The wind can cause havoc on the canopies, so it is important this is done by each user. Use caution when rolling them up/down so damage does not occur to the crank or webbing.
**NO FENCE CLIMBING. This will result in suspension/loss of pool privileges. Use the gate for entry and exit. Children under 14 years of age must be accompanied by an 18+ adult. **NO ENTRY WITHOUT ACTIVE KEYCARD. Please do not open the gate for anyone outside your household & accompanied guests. Only those with active keycards have permission for entry and use of HOA facilities. Keycards may be deactivated for several reasons including delinquent dues and not having waivers on file.
**GUESTS MUST BE ACCOMPANIED BY AN ADULT RESIDENT AT ALL TIMES. ADDITIONAL REMINDERS: (read all rules)
A Release of Liability and Assumption of Risk waiver form is required for all HOA facility use. If you have not already done so, please complete the waiver and return the original signed copy to the management offices 1520 E Heritage Park St Ste 125, Meridian, ID 83646; or via email to Shurie@ampmyhoa.com. Keycard access will be disabled for households with incomplete waivers. All adult non-owner occupants and tenants must also sign liability waivers for facility use.
**YOU DO NOT NEED TO COMPLETE ANOTHER WAIVER IF ONE WAS RETURNED IN THE PAST FEW YEARS.

SIDEWALK MAINTENANCE

It has recently come to the HOAs attention that the adverse winter conditions have caused for some metal property/locating pins to raise above the sidewalk in some areas of the community. Luckily it seems that these pins may be easily hammered back down to sidewalk level with a standard hammer.
As a reminder, it is each property owners responsibility to maintain the sidewalk and the landscape strip (with sod, trees, etc.) that is adjacent to their property. As such, the Board requests that everyone inspect their sidewalks for any protruding pins and take the necessary actions to address the safety concern.
If you notice any pins protruding from sidewalks adjacent to HOA common area property, or on sidewalks along Colchester Dr., please let Shurie with Development Services know the approximate location for follow-up (Shurie@dev-services.com; 208-939-6000x202).
