OPEN BOARD MEETINGS
Board meetings are open to members, or their written designated proxy. In order to accommodate all attendees, anyone who wishes to attend a board meeting must notify management at least 5 business days prior to the scheduled date
 
Additionally, should a member wish to speak at a board meeting, information to be discussed must be provided to management at least 5 business days prior to the meeting This provides the board the opportunity to review proposed agenda topics in advance of the meeting.
  • IMPORTANT!  If advance notification is not received, there may not be room for all attendees, and/or you may not have a time to speak during the meeting.
  • Meetings are not open-ended.  Business which is not addressed will be tabled for discussion at the next board meeting, or via email, whichever is more prudent/necessary.
Board members are volunteers giving personal time to their community.  Please be conscious of their contributions and limit agenda discussion requests to necessary topics requiring a face to face communication and immediate attention.  If your comments/concerns may be addressed as easily via email outside of a meeting, the board respectfully requests you consider that option vs. taking time at a meeting. 
 
**All requests, whether written or verbal, are considered with the same level of attention and regard.
 
Stay up-to-date on recent HOA newsletters and email communications.  Many hot topics have likely been mentioned in these periodicals.  Keep in mind that the board balances the many different perspectives of community members with several other important oversights including the communities budget, and HOA, county, city, state, and federal compliance requirements. 
 
**Although it is something the board strives for, not every decision will meet all members wants/needs.

SIDEWALK SURVEY IN PROGRESS APRIL 2022

The Lakemoor Maintenance Committee is working to mark lifted sidewalk areas that may create a trip hazard.  This is in an attempt to get contractor bids and specs on how proper repairs should be made.  This would then be shared with affected residents with sidewalk damage adjacent to their properties to see if they want to join a group project and cost-share for their portion of the work, to hopefully garner better pricing for all residents needing repairs.  Anyone who wishes to contract repairs on their own is certainly able to do so, but the LMC thought at minimum sharing proper repair specifications as recommended by contractors would be beneficial to all in the community.  The HOA only intends to repair sidewalks adjacent to its common area lots as an HOA cost. 
 
Once the committee gets further into this project, more information will be shared with affected residents.  Thank you.
 
**LMC Members wear red hats with the same designation (LMC), so residents are aware of their affiliation when onsite. 
2022 IRRIGATION STARTUP

IRRIGATION NEWS
 
*UPDATE 4/20/2022*
 
Irrigation water is now available for resident use. 
 
IMPORTANT:  Once you have started your system, be sure you are checking and cleaning your individual sprinkler filters regularly, to clear debris that accumulates within the system lines over the winter months.  Please check your filters before reporting issues with irrigation pressure.
 
This season is expected to be shorter due to continued drought conditions and limited precipitation.  It will be very important that each of us does all we can to conserve water individually, to extend the season as far as possible.  READ HERE - for many different periodicals regarding water conservation.
 
**UPDATE 4/15/2022** - DELIVERY OF IRRIGATION WATER DELAYED
The irrigation ditch companies have not released water into the canals as yet due to water shortage and drought predictions. This has caused for a delayed start up for irrigation water this season. Once water is released, the WA will fully open access for resident use.

**UPDATE 3/31/2022**
 
We have been receiving reports from various irrigation districts and the Boise river water master that water delivery will be delayed for most users this season. There is still a drought occurring and basin fill levels are below what they were last season at this time. It is very likely water turn on will not be available until around April 15 for residents. We will provide updates as available on the website. You may need to pull out an old-fashioned hose for city water use should you feel your plantings need water in the interim.
 
PLEASE DO NOT TURN ON YOUR WATER UNTIL NOTIFIED TO MAINTAIN NECESSARY POND LEVELS. --> You will see water running periodically in the common areas for testing of the system to try and eliminate potential for further delays once water is made available for community wide use.
 
**Be sure you check that your main line connection valve is not open. This could release water into your yard during system testing when they are filling the lines.

Irrigation is managed by the Lakemoor Water Association.  Water rights do not allow for access until sometime after April 1.  Water will likely be available no later than April 15.  PLEASE DO NOT TURN ON YOUR IRRIGATION SYSTEM UNTIL NOTIFICATION IS POSTED ON THE WEBSITE THAT WATER IS AVAILABLE TO RESIDENTS. (*Townhome residents irrigation maintained by the townhome landscaper – we ask townhome residents please do not adjust those systems.)
 
Once the HOA has posted that irrigation water is available for resident use, you may wish to wait an additional couple of days to allow for any debris that remains in the system to be flushed out.  This may reduce the impact on your individual system sprinklers.  Don't forget to clean the filters on your sprinklers regularly throughout the irrigation season so that your pressure and coverage is not seriously impacted by any debris that may be in the lines. 

If you notice water staying on for hours or significant flooding in the common areas, please contact Development Services at 208-939-6000 during business hours (M-F, 9-5).  If it is after hours and an emergency the issue may be reported to Franz Witte 208-278-2650.

Irrigation Shutoff 2021

*IRRIGATION SHUT OFF MAY BE AS EARLY AS OCTOBER 1, 2021. 
 
*Update 9/10/2021: The Thurman Mill Irrigation District provided an update on irrigation supply and says we will continue to have water into October and likely to the 15th of October.  The flows will be reduced but we will have what we need to irrigate with demand tapering off as the weather becomes cooler and the possibility of some additional precipitation.

COMMUNITY POOLS
 
The Lakemoor HOA community pools are opening May 28, 2021.  Please note that pool 1 is scheduling repairs and the intent is to have those completed prior to opening.  Should a delay occur updates will be posted.

2021 IRRIGATION STARTUP

The Water Users Assn. is flushing and testing the irrigation system. Water will likely be available beginning April 1st for residential use. Please do not turn on your water until April 1st or later. If there will be a delay in homeowner access beyond April 1st, additional notification will be emailed out.
 
You may wish to wait a few extra days to allow for any debris that remains in the system is able to be flushed out before moving forward with turning on your individual systems after April 1st. This may reduce the impact on your individual system sprinklers. Don't forget to clean the filters on your sprinklers regularly throughout the irrigation season so that your pressure and coverage is not seriously impacted by any debris that may be in the lines. 

**If you notice water staying on for hours causing significant flooding in the common areas, please contact Development Services at (208) 939-6000 during business hours (M-F, 9-5). If it is after hours and an emergency the issue may be reported to Lawn Co. at (208) 869-8005. Please only report emergency issues to Lawn Co. after-hours.

2020 IRRIGATION SHUTOFF

IRRIGATION WATER OFF FOR SEASON NOVEMBER 5, 2020
 
The irrigation system will be shutdown temporarily October 16-17 for micro seal repair in phase 1. This is necessary to ensure no water disrupts the curing process. We apologize for the lack of advance notice but were unable to fully isolate the area in question from the system.
 
The irrigation system will be shutdown for the season between October 29-30.
 
Updates will be posted to the website if there are changes to this schedule. Please plan your individual sprinkler system winterizations accordingly.
LAKEMOOR POOLS CLOSE MONDAY 9/14/2020

The Lakemoor pool season has been extended one week.  Pools will close Monday, September 14, 2020.  Please be sure you check the lost and found bins near the entry gates for any missing items.  Those items are donated/discarded periodically and at the end of the season.  Thank you!

The Lakemoor HOA community pools are opening for resident and overnight guest use only effective June 26, 2020.  
 
**ALL HOMEOWNERS (OWNERS ON TITLE) MUST COMPLETE A REVISED ASSUMPTION OF RISK AND RELEASE OF LIABILITY FORM FOR ACCESS.  FORM IS AVAILABLE UNDER HOA DOCUMENTS.  
 
**THE HOA MUST HAVE AN ORIGINAL SIGNED WAIVER ON FILE.
 
**THE SECOND SIDE MUST ALSO BE COMPLETED. IF YOU DO NOT HAVE MINOR CHILDREN IN YOUR HOUSEHOLD, PLEASE INDICATE N/A UNDER NAME OF MINORS, SIGN AND COMPLETE THE REST OF THE SECTION.
 
IF YOU ARE UNABLE TO GET AN ORIGINAL SIGNED COPY TO OUR OFFICE BY JUNE 26th VIA MAIL OR HAND DELIVERY, WE MAY ACCEPT A TEMPORARY COPY VIA EMAIL OR FAX. ORIGINAL COPY MUST THEN BE RECEIVED AT OFFICE WITHIN TWO (2) WEEKS OR KEYCARD WILL BE DEACTIVATED UNTIL THAT IS RECEIVED.

2020 COMMUNITY POOL OPENING POSTPONED

The Lakemoor HOA community pools will not be opening Memorial Weekend as in the past.  The Pool Committee will be meeting in early June to re-assess the COVID-19 restrictions and various agency recommendations to determine when/if the pools will open.  You will find information pertaining to their current plans in the May newsletter posted on this site.  Thank you for your understanding and patience while they navigate these unprecedented times.
